Our primary focus is always the same: to gain equity in land sites through obtaining planning consent and to develop high yielding, high quality assets on that land for growth. Over the last seven years we have facilitated investor partnerships with many developers and grown alongside them throughout deal cycles to achieve a high performing, cross-sector asset portfolio.

Our Joint Venture Structure has been deployed across 96 successful deals, and allows us to offer investors and sponsors the full value of our financial and development expertise. Within a partnership all interests are aligned from Day 1, ensuring that actions taken in a project are streamlined and collaborative to generate maximum value extraction and investment protection for both the development partner and Reditum investors.

Our Partnerships

Every deal presents unique complexities at each stage of its cycle. Reditum Capital is a valuable consultant during each of these stages, providing actionable advice to progress the deal through to fruition. Outlined below is the typical deal-cycle framework that Reditum and our partners navigate through and the accompanying milestones, using a historic co-living sector transaction.

Structuring a Deal

At the initial phase of a transaction, prior to planning consent, Reditum Capital structures the financial partnership to lower the equity requirement for our development partners and ensure a maximum IRR.

Pre-Planning Consultancy

Unlike traditional institutional lenders, Reditum Capital enters land opportunities at early pre-planning stages, confident in our ability to navigate the full planning process and take sites from agricultural or industrial allocations through to outline and detailed planning consent.  

Pre-planning consultancy offers Reditum Capital investors and our partners lucrative opportunities for asset value uplift; in this particular example, Reditum investors and the JV partner obtained a land value increase of 225% after the granting of detailed planning permission at month 13 of the cycle, with a final Gross Development Value of over 8x the original land value.  


Reditum Capital provides development co-ordination, guidance and monitoring across every stage of the projects we choose to arrange funding for and consult upon. Across all of our specialised sectors we provide:
