The Opportunity

Reditum Capital investors acquired this operational student accommodation building near key Leicester universities in early 2019. The site comprises two blocks of student accommodation, one new-build and one refurbishment, with a total of 77 beds. Through replacing the existing operator and executing key refurbishment works, Reditum was able to drive down costs and achieve 100% occupancy and an over-forecast NOI.  Arranging refinancing of the initial loan with improved asset management allowed Reditum to extract maximum asset value.

The Market

The buildings are located directly adjacent to DeMonfort University, and within walking distance to the University of Leicester. The city of Leicester remains severely undersupplied for student beds; with the current supply meeting only 50% of student demand. Both universities that the residences are close to are experiencing significant growth in the student body, with De Monfort University increasing its student population by 42% between 2013 and 2018.
