The 5.28-acre site is situated to the north east of Broadstairs in Kent, in a private and highly desirable clifftop location with secured access via a private road. It comprises two parcels of land: one to the east of North Foreland Avenue fronting Cliff Promenade, which benefits from an elevated position with direct sea views, and a smaller parcel to the west of North Foreland Avenue. North Foreland Avenue divides the two sites.
Both parcels form part of the prestigious, private North Foreland Estate, the most sought-after address within the town offering large detached houses on a small private estate. The site contains two existing properties: a three-bedroom coach house, and ‘Redriff’, a three-storey 7,000 sq ft former convent building, which sits at the centre of Cliff Promenade.
Broadstairs is a coastal town on the Isle of Thanet in east Kent, about 80 miles east of London. Situated between Margate to the north west and Ramsgate to the south, it is known as the ‘jewel in Thanet’s crown’.

It is 1.5 miles from Broadstairs Train Station, which provides frequent services into various London terminals, with journey times starting from 82 minutes by virtue of the fact that it is on the HS1 network. London Gatwick Airport is located approximately 80 miles to the west whilst the Channel Tunnel at Folkestone is 32 miles to the south west.
